We start by helping you to create a list of all your wants and needs with our easy guided questionnaire, and we encourage you to include all members of the household to make your property purchase a win for the entire family. #2 The Big 3...
To get to the point, there are three major components that every buyer considers when finding their home... Location, Price/Budget, and Style/Condition. These three focus points aligning with your initial needs and wants will determine what properties we begin to search for and decide to schedule showings to see in person. Firstly we will begin to look at, review, and discuss, all of the options that are currently listed on the market for sale that cover your big 3 and as many needs and wants as possible. Once we consider all of the current listings we are now able to set up parameters to target new listings that check enough boxes to set up showings. We take a concierge approach to only send you the listings that may be of actual interest to you.
#3 Pre-Approval Process...
Viewing homes without a pre-approval usually leads to disappointment. Wise buyers are best to discuss their financial situation with a reputable lender and acquire a pre-approval. A pre-approval creates an opportunity for you to not just understand what you qualify for, but ultimately to decide what you can afford. Having a pre-approval greatly enhances your negotiating position, especially in a competitive market. We are happy to recommend several local qualified brokers to assist you with this.
#4 The Fun Part...
It's time to get out there and see some homes. This process provides you with the information required in order to make the best possible decision. This is a process of elimination; not a process of selection. We value your time and seeing homes you don't like is not productive. We work hard in this stage to understand what you like and dislike so we may narrow your search and ultimately save you time moving forward with your home search.
#5 This is the One...
Finding the right new home is exciting. But it can also bring on anxiety and stress. This is that moment where selecting the right agent pays dividends and we take pride on the fact that you chose us to be on your side. Reviewing a purchase agreement with a transparent approach helps you to understand all the legal verbiage and our ability to answer your questions helps reduce unwanted anxiety. Having us on your team helps as we negotiate in your favour and ensure all the tedious paperwork is professionally executed. Did I forget to mention that all this professional help is free to home buyers? Most home purchase transactions are set up to compensate the buying agency by being paid by the seller not the buyer. #6 Your Offer Was Accepted! Now What?
Once your offer has been accepted, it's time to submit the deposit to be held in trust until the property closes. Understanding the deposit process is part of our step by step approach to the purchasing process.
#7 Home Inspections and Satisfying Conditions...
After your offer has been accepted and deposit has been submitted, it's time to satisfy remaining conditions like a home inspection and financing approval if included in the agreement. A home inspection allows you and the inspector you hire to take a more thorough look at the property. This is to assist you in gaining a greater understanding of the property you are purchasing. Condition of financing gives the required time needed by your lender to firm up your financing approval before firmly committing to the property as now you have concrete information about which property you have decided to purchase. Once all conditions have been met we take care of the necessary paperwork to firm up your deal. At this point we provide a checklist to guide you through the steps between a firm deal and moving day.
#8 Final Walk-Through
We recommend including a final walk-through to ensure the property is in an acceptable condition approaching your closing date. This also helps to ensure that any included chattels are still present prior to closing.
#9 Final Documents and Meeting with your Lawyer
If the mention of a lawyer concerns you, don't worry we can also recommend several local established and professional lawyers to help you with your transaction. Once your agreement to purchase has been accepted, your mortgage has been approved, and you are approaching your closing date, your lawyer will be ready to assist with the final documents.
#10 Welcome Home...
Upon completion of the final paperwork with your lawyer, the transfer of ownership will take place, you will receive the keys, garage door openers (if applicable), mail keys (if applicable), and any documents or warranties that convey with the property. You will then be the new rightful owner and it's time to move in! Good thing we also previously included a checklist to help you remember to schedule movers, set up accounts with utility providers, and pack early to avoid last minute stress! We also like to celebrate and deliver gifts to help you enjoy the excitement of your new home!
